Detached homes, farmhouses and estates in the countryside, offered by a select group of NVM estate agents. Buitenstate became the place where listings and inspiration meet, and where people like to come back.

People who want to live in the countryside aren't just looking for a house. They're looking for a place, a landscape, a way of life. Buitenstate wanted to bring agents, buyers and sellers together, with listings and inspiration in one place. And the agents needed to manage their own listings, requests and campaigns.

We built a meta-search platform for rural homes in Webflow, in Dutch and English, with a flexible CMS for listings, stories and long-form blogs. Expert blogs take you to West Friesland, the river region or the Achterhoek, and in the regular sections residents and agents tell their stories. Videos complete the picture.

The agents' listings come in through API integrations. You search by location with a radius, price, plot, living area and property type. On every listing page you book a viewing directly, see the home on the map and read answers to questions about rural living in that place.

Behind the scenes the agents got their own CMS, including a tool for sending email campaigns. Requests from the site are delegated there to the right Buitenstate agent. With widgets, agents also show the Buitenstate listings on their own websites.

The funnels on the site, such as those from the blogs, run through ActiveCampaign integrations into audiences and tags. That lets Buitenstate send mailings per persona, and keeps it involved, even when the search for a dream home takes longer.

Tools on the site prompt visitors to take action. Sellers find out how many searchers there are for their home, get that number by email too, and request a free valuation. Buyers save a search and receive matchmaking emails, or request a structural survey. Those emails go out through our own mail server and automations, in the same look and feel as the site. And an AI home swiper is in development.

And around those tools, we manage Buitenstate's Google Ads, so people who want to live or sell in the countryside find the platform too.

Tools for Buitenstate's buyers, sellers and agents: booking a viewing, 'how many searchers are there for my home?', requests for a valuation and a structural survey, saved searches with matchmaking emails sent from our own mail server, and delegation of requests to the agents through the agents' CMS. And in development: an AI home swiper.

A seller wants to know if there is demand for their home. A buyer is looking for something a few filters can't capture. For Buitenstate we built tools that help both of them along, and that bring every request to the right agent.

Buitenstate is the platform for rural living, with listings from a select group of NVM estate agents. Sellers want to know if there is interest in their home. Buyers are often after something very specific, which a row of checkboxes struggles to capture. And the agents want requests in quickly and complete.

'How many searchers are there for my home?' is a four-step searcher match: province, searchers, details and result. The seller then gets an email with the number of searchers the tool showed for their home, in the same look and feel, and can request a free valuation from a Buitenstate agent right away. That makes the tool a lead funnel for sellers of rural homes.

Buyers save a search by location, price, plot, living area and property type. When something suitable comes along, including off-market homes, a matchmaking email follows. We send those emails through our own mail server and automations, in the same look and feel as the tools.

The next step is in development: a home swiper. There you describe in your own words what you are looking for, and AI turns that free-text request into matching homes for you to swipe through, Tinder-style. Every card shows a match score and the wishes the home matches, and what you save goes into your top 10.

On every listing page you book a viewing, and through the site you can also request a structural survey. Behind all those tools sits the agents' CMS: that is where requests come in and are delegated to the right Buitenstate agent.
